Irvington: Exterior Foundation Waterproofing

The situation

The original 1925 parging had failed along the south wall, and water was tracking down the outside face of the foundation and entering above grade near a bay window addition. The owners were already having their driveway and patio torn out and repoured, so the excavation for that work was going to expose the same wall anyway.

What we did

Rather than schedule a second dig later, we excavated to footing along the affected run while the hardscape crew had the yard open. We applied a rubberized asphalt membrane and dimple board to the wall face, tied a new footing drain into the storm line, and backfilled with washed drain rock before the driveway and patio were repoured over it.

The outcome

Zero seepage through the wet season since, including the atmospheric rivers (opens in a new tab) that came through that winter. Sharing one excavation between both jobs meant the exterior waterproofing added roughly what an interior system alone would have cost, without a second mobilization or a second disturbed yard.

This is the case where exterior excavation is worth it : the ground was already open for unrelated work. Where it is not already open, interior drainage does the same job without touching the landscaping at all. The free inspection is how we tell you which situation your house is in.
